What the process actually looks like, week by week, in the Oklahoma City metro.

A realistic timeline

Days 1–2. You send the address. We pull county records, look at recent sales in your addition, and call you to fill in what records cannot tell us: condition, occupancy, and your timeline.

Days 2–4. We walk the house. Twenty to thirty minutes. You do not need to prepare anything.

Days 3–5. Written offer. If you accept, we open title immediately.

Days 5–20. Title search and clearance. This is the part that determines your closing date, and it is almost entirely out of both our hands.

Day 21 or whenever you choose. You sign at the title company and funds disburse the same day.

What actually causes delays

Not us, and not you. Almost every delayed closing we have had traced back to a title problem nobody knew about:

  • A mortgage paid off years ago that was never marked satisfied in county records
  • A deceased spouse or parent still on the deed with no probate completed
  • Contractor or mechanic's liens from work done and disputed
  • Unpaid property taxes, or a tax sale already in motion
  • An old divorce decree that awarded the property but was never followed by a recorded deed

None of these are fatal. All of them take time. This is exactly why we open title on day one rather than day fifteen — finding the problem early is the difference between a three-week close and a seven-week one.

What "cash" should mean

A real cash buyer can show you proof of funds and closes in their own name. Ask for both. A buyer who needs sixty days, will not name a title company, or has a contract full of assignment language is planning to sell your contract to someone else, and you will be the last to know if that falls through.

Questions we get asked

What is the fastest you have ever closed?
Under two weeks, on a house with a single owner, no mortgage, and clean title. That is the exception. Build your plan around three weeks and treat anything faster as a bonus.
Do I get the money as a wire or a check?
Either. The title company handles disbursement at closing and you choose. Wires typically land the same day; a check is available at the table.
Can you close faster than my foreclosure sale date?
Often, but tell us the date on the first call rather than the third. Everything about how we sequence the title work changes when there is a hard deadline.
