What a listing agent is actually doing for you
It is worth being fair about this, because plenty of cash-buyer websites are not. A good listing agent prices the house against real comparables, gets it in front of every financed buyer in the metro, manages showings, and negotiates the inspection round. On a market-ready house, that exposure genuinely produces a higher price. Commission is not a scam; it buys something.
When it stops being worth it
The math turns when the house cannot benefit from that exposure:
- The condition will not survive an FHA or VA appraisal, which rules out a large share of buyers at OKC metro price points
- You cannot keep the house showable — tenants, a hoarding situation, or you have already moved out of state
- You have a deadline the market cannot meet, like a foreclosure sale date
- The repair list is long enough that the pre-listing spend exceeds what the higher price returns
What you give up
Market exposure, mainly. You are trading a competitive bidding process for one buyer's number. That is a genuine loss, and it is priced into the difference between our offer and a retail sale. Anyone who tells you there is no tradeoff is not being straight with you.
What you keep
- The commission, typically several percent of the sale price
- Your repair budget
- The inspection renegotiation, which frequently takes back thousands on older OKC housing stock
- Control of the closing date

- Who writes the contract?
- We provide the purchase agreement. You are welcome to have anyone you like review it before signing, and we would rather you did.
- Will I still owe my agent a commission?
- If you have an active listing agreement, read it carefully. Many contain a protection period covering buyers introduced during the listing. Talk to your broker before signing anything with us.
